McCall designates future subdivision land as an Area of Critical Concern

McCall City Council is labeling some properties owned by Pine Creek Ranch as Areas of Critical Concern and is looking for public feedback. 

In the future, the owner wants to develop the 158-acre property into single-family home subdivisions. The land is located east of city limits near West Place, Fox Ridge, and Woodlands No.1 and No.2  subdivisions. 

Areas of Critical Concern are areas that are “hazardous or unique” and the city or the state may designate certain land as such. The land can get this designation because of concerns such as unstable soil, unique animal life, earthquake fault lines, and scenic areas. 

A memo sent by the City of McCall to the council states some potential concerns for the Pine Creek Ranch.

“This property fits the qualifications as an area of critical concern given its size, the natural environmental conditions existing on the site, potential impacts on existing nearby neighborhoods within the City, the special provisions of the Comprehensive Plan, and the transportation and infrastructure needed for the development of the property,” the memo said. “Staff has been in discussions with the property owners about the need and scope of an environment assessment prior to submittal of a development application, and the property owners have been in contact with environmental and other specialized professionals to prepare the assessment.”

Residents have until August 5 to submit a public comment.
