Townhomes with shop space approved for McCall

The McCall City Council approved a townhome project last week.

The project at 209-217 Simmons Street has five planned units and a mixed-use component. The top floor would be the residential area, and the ground floor would house a workshop area and parking.

Simmons is a newly-created street on the west side of the McCall Airport, near the corner of Mission St. and Scott St.

“Single-family on the second level with a workshop space down below that could be used by a local business or by the individual living in the single-family residence. So we’re trying to create an interesting product that is compatible with the zone that is an industrial zone,” Richard Wilmot of Chrysalis Architecture said. “…We think that this solution is really interesting, and we think it has a lot of potential and it fits the area fairly well – relative to the sort of the current dynamic of how McCall is growing.”

The townhomes would feature a “mountain modern” design. The top floor would have a deck with a large sliding glass door. The home model can fit two to three bedrooms depending on how the resident arranges it – as the garage could fit a third unit. And there are two parking spaces per unit.

These townhomes will be sold to individual owners. The purchase includes both the upstairs and downstairs. The applicant Steve Callan said the price of the homes has not been worked out yet but told the council that he is keeping the costs as low as he can.

The development will also have a no-short-term rental restriction.

“I’ve had lots of people approach me already, different businesses who are being displaced…The problem is I don’t know what this is going to cost yet,” he said. “… Building right now is very volatile.”

The council unanimously approved the project application.

“I think it’s something that our town can use, and I think it’s well presented, and details are there, and looks great,” City Council Member Mike Maciaszek said.
