100+ apartments planned in place of McCall mobile home park

Boise developer Michael Hormaechea submitted preliminary plans for an apartment project that would replace the McCall Manor Mobile Home Park in Valley County. 

BoiseDev told you about this 4.4-acre apartment project on Idaho Street and Ward Street earlier this spring. There are now more details about the style of units, square footage, and the total number of apartments.

The plan calls for 125 units across four buildings with a mix of one, two, and three-bedroom layouts, and a max building height of 46 feet.

“The vision for the project is to provide the community of McCall with vital, highly needed, rental apartments to support a broad spectrum of local residents,” the project architect Cushing Terrell wrote. “The project site is located in the heart of downtown, providing excellent connectivity to employment, services, amenities and public transit.”

Hormaechea’s development would have 48 one-bed, one-bath units, 72 two-bed, two-bath units, and five three-bed, two-bath units – for a total of 207 bedrooms. The four buildings would total around 106,102 square feet. 

The application said the buildings would incorporate various colors and textures “mixed to convey a sense of human scale and warmth.”

“Fibercement cladding is used to provide the variety of textures and scale,” Cushing Terrell wrote. “Other elements include gabled roofs, corner wood balcony elements, and wood roof brackets for added interest and detail with a mountain craftsman aesthetic.”

There is a proposed 173 parking stalls and 40 bicycle spaces. The application notes that the buildings will block parking from public view. There would be two entrances; one on Ward Street and another on Idaho and 3rd Streets. 

“The project is comprised of four separate buildings to reduce overall scale and provide adequate site connectivity while shielding the parking area from public view,” Cushing Terrell wrote.

Hormaechea’s timeline has construction starting in 2024, with the project completion date sometime in 2026.

This is a preliminary application that will be presented to the McCall Planning and Zoning Commission on Tuesday, August 1. 

Hormaechea is also the developer behind the newly revamped Avery Hotel.
