A large piece of land is for sale in McCall, listed for nearly $25 million.
TOK Commercial listed around 2,900 acres of development land and residential lots for sale near Payette Lake.
Part of the $24.9 million listing includes 17 empty lots in the 237-acre Blackhawk on the River subdivision. The buyer would get development rights, and access to subdivision land including two lakes, a trail network, and the clubhouse.
The sale also includes 12 undeveloped land parcels in Red Ridge Ranch, which is adjacent to Blackhawk. In 2022, the Valley County Commission approved Red Ridge Ranch, which consists of 135 lots on 1,614 acres. The TOK ad says that the buyer can move ahead with this development phase or create a new development plan.
“Historically, the prior owners had conceptualized a ten-phase development project, initially approved in 2008, as part of Conditional Use Permit 08-17 and in September of 2013 as part of the Planned Unit Development 13-01,” the flyer said. “A buyer of both the Blackhawk on the River lots (with their included developer rights) and Red Ridge would be eligible to annex Red Ridge property into Blackhawk on the River and to reciprocate river trail and common area access to future property owners.”
There is another 1,278 acres south of the Red Ridge Ranch land that’s included in the sale. This land has no development plans.
The sale also includes an ownership interest in West Mountain Water and Sewer. The flyer said there are about 88 customers with the potential to add many more.
“The system has currently been permitted and approved for 124 connections, however, the system is tiered and designed with potential capacity for approximately 412 total connections,” the ad said. “Currently planned revisions of the water treatment plan will expand all phased capacities of WMSW facilities.”
The ad flyer says this land is the “longest protected stretch of the Payette River in McCall.”
