Developers announce changes to Donnelly housing project to add low-income housing & unit for fire dept.

The developer behind a large planned residential community in Valley County is providing more details about the project.

As BoiseDev previously reported, Garnet Valley would consist of 306 multifamily units and 10 single-family homes in Donnelly between Roseberry and Price roads.

Roseberry Park LLC announced 82 of the units will be designated as subsidized housing. This includes a 32-unit building for low-income housing within the development and 47 additional workforce units dispersed throughout. There will also be a free, dedicated unit for the Fire District of Valley County.

“One of our industry’s greatest challenges lies in attracting and retaining skilled employees, primarily due to the scarcity of affordable and appealing rental housing options nearby resorts,” Tamarack President Scott Turlington said. “The addition of new workforce housing within this development has the potential to positively impact our operations. It would provide ski employees with the invaluable opportunity to reside in close proximity to the resort, eliminating the burdensome commutes.”

The news release adds that rental costs will be capped for the workforce housing and low-income units based on the Average Median Income (AMI) for the area, as published by the Idaho Housing Finance Association. Other units will be rented out at market rate.

Garnet Valley apartment floor plans include studios, one-bedrooms, and two-bedrooms, ranging in size from 550 square feet to 1,195 square feet.

In addition to housing, the community would also include a clubhouse, pickleball courts, and a half basketball court on 20 acres of open space. Overall, the project would cover 38 acres of land.

If the development is approved, construction could start in the spring of 2024 and home occupancy is expected by the fall of 2025.
