Valley Co. P&Z approves ‘Estate sites’ near McCall

BoiseDev previously told you about a large subdivision planned for Valley County. Earlier this week, the planning and zoning commission approved it. 

Boise-based The McCall Associates is proposing RedRidge Preserve, a 135 lot subdivision along Blackhawk Lake, which is also known as Hait Reservoir. 

After a continued hearing from early January, Thursday evening’s hearing went on for a little over an hour.

Some residents came to testify against the subdivision, with one resident taking a particular issue with the septic system. 

“The question about sewer and water percolation nutrients running downstream into the North Fork, and his response (the applicants) to that was, ‘well, we’ll just put the CC&Rs’,” Valley Co. resident Chris Alberti said. “Who the heck is going to go out there and tell everybody ‘Hey, every five years you’re going to have to pump your septic.’ We had the septic tank police force out there. Who’s going to do that? And so basically, that’s my concern.”

The commission talked a little about building a central sewer system in the future rather than using all these septic systems. But at the time, it was emphasized that homeowners just have to be responsible for their septic system. 

One person testified in favor, saying he likes the size of the lots and the use of the land compared to a single large development like a golf course.

The application called these lots “estate sites,” ranging anywhere from two to 17 acres per lot. The subdivision would be spread out over 1,600 acres with two access roads off of West Mountain Road.

RedRidge Preserve would be built in 10 phases, with one installment built every two years. Phase one would bring 30 houses and it would maintain and expand the existing trail system. 

There is a ten-day period where anyone can appeal the commission decision.
